Studio Vana — the architecture studio of Nirvana Islands Group — leads design across residential, hospitality, and mixed-use projects in Bali, Lombok, and frontier Indonesia. Every drawing carries downstream cost and schedule implications. We resolve those questions during design, not after.

Architecture is delivery.

We design buildings to be built, operated, and maintained over decades — not photographed once. Four principles run through every project the studio touches.

Designed for build

Every drawing carries downstream cost and schedule implications. We resolve buildability during design, not at construction. The studio works alongside engineering and contracting from day one — buildable answers arrive together with the design.

Operations-aware

Maintenance regimes, FF&E lifecycle, cleaning routes, staff flows. We design the asset that gets operated for decades — not the one that photographs well empty.

Climate-native

Tropical humidity, salt air, monsoon rain. Specifications written for Bali and Lombok's actual conditions — not imported templates that fail in three years.

Owner economics

Capital cost, programme, operating margin. Designs that balance architectural ambition against the spreadsheet — and stay coherent when both are squeezed.

Ten steps.
One disciplined sequence.

From first conversation to construction administration — every project moves through the same disciplined sequence. Phases compress on programme. Steps don't.

    Briefing

    Site, scope, owner objectives, occupancy assumptions, programme. We extract the brief that often isn't fully on paper yet.

  2. 02

    Feasibility

    Buildability assessment, cost envelope, planning constraints, supply-chain reality. Go/no-go decisions before design hours start to scale.

  3. 03

    Massing

    Volume studies and site analysis — hand-drawn at this stage. Fast iteration on form before drawings get expensive.

  4. 04

    Conceptual Design

    Architectural language, primary materials, key spatial moves. Defines the project's posture before it becomes a buildable set.

  5. 05

    Architectural Design

    Plans, sections, elevations resolved at scale. The design that gets handed to engineering and BOQ.

  6. 06

    Structural Engineering

    Loads, seismic, foundation strategy, primary structural members. Coordinated with architecture from day one — not bolted on after.

  7. 07

    MEP

    Mechanical, electrical, plumbing. Duct routes, electrical panel locations, water + waste runs. Resolved before construction documentation, not during.

  8. 08

    Bill of Quantity

    Detailed BOQ tied directly to drawings and specifications. The contract baseline against which all variation is tracked transparently.

    Construction Documentation

    Full technical drawing set — permit-ready and build-ready. Dimensioned, specified, coordinated across disciplines.

  10. 10

    Construction Administration

    Studio stays engaged through the build. Clarifications, RFIs, site visits, design intent enforced from groundbreak to handover.
